October 2020 Gulf Coast Real Estate Stats

From Rural to Resort, all areas of Baldwin County experienced a positive month of real estate, based on Baldwin REALTORS® Multiple Listing Service (MLS) statistics. The total sales revenue for the Resort area saw an almost $20M increase over October 2019 at $99,014,399, while the Traditional Residential area had a year-over-year increase of just over $53M, resulting in a total sales revenue of $161,197,963.

The Resort area of Baldwin County reported encouraging trends in average sales price, total properties sold, and average days on market. The average sales price for October 2020 reported at $515,699 –a 14.4% increase from the previous year. Total properties sold saw an 8.5% increase from October 2019, with 191 closed sales. Listings spent less time on the market at an average of 74 days, compared to 94 days in October 2019. New inventory decreased by 23% in year-over-year comparison, contributing to the decrease in the average days on market.

Baldwin County’s Traditional Residential area saw positive reporting across the board this past month. Average sales price was just under a 10% increase in year-over-year comparison. Total properties sold saw a 36.6%% increase from October 2019, with 556 closed sales. Properties spent an average of 61 days on the market, which was 16 fewer days than the prior year. New inventory also increased by 4.2% for this area of the county.
