November 2020 Gulf Coast Real Estate Market Stats

Both new inventory and total sales increased for Baldwin County in the year-to-year comparison of November 2020, according to Baldwin REALTORS® Multiple Listing Service (MLS) statistics. Baldwin MLS reports a 13.4% increase in new inventory compared to November 2019. And together, the Traditional Residential area of Baldwin County and the Resort area had a total amount sold of $188,472,182 – a 10.5% increase compared to $170,598,912 in November 2019.

Baldwin County’s Traditional Residential area saw encouraging trends in all reported categories this past month. Average sales price was a 10.5% increase in year-over-year comparison. Total properties sold for this area were 407, a 17.6%% increase from November 2019 with 346 closed sales. Properties spent an average of 59 days on market, which was 11 days less than the year prior. The amount of new inventory also increased by 17.2% for this area of the county.

In their comparison to November 2019 statistics, the Resort area of Baldwin County only lacked in total closed sales. Where last year saw 169 closed sales, November 2020 only saw 144. However, the average sales price for the past month reported at $468,553 – a 2.2% increase. Listings spent less time on the on market at an average of 71 days compared to 90 days in November 2019. New inventory also increased by 4.8% in year-over-year comparison.
