The Baldwin County housing market finished 2020 with strong December stats as reported by Baldwin REALTORS® Multiple Listing Service (MLS). Though new inventory was down 6% compared to December 2019, both the Traditional Residential area of Baldwin County and the Resort area had increases in closed sales. Altogether, the county saw a total amount of $248,610,876 in closed sales – a 30.6% increase compared to $190,414,710 in December 2019.

For the third month in 2020, the Resort area of Baldwin County had an average sales price that exceeded $500,000. With a 7.5% increase from December 2019, the average sales price for this particular area of the county was $502,592. Listings spent less time on the on market, an average of 82 days, compared to 102 days in December 2019. Additionally, total properties sold for this area increased by 7.4% to 202 compared to December 2019’s 188 properties.

Baldwin County’s Traditional Residential area also saw encouraging trends in all reported categories this past month. Average sales price increased 14.9% increase in year-over-year comparison. Total properties sold for this area were 503 – exactly 100 more than December 2019’s 403 closed sales. Properties in the Traditional Residential area also spent less time on the market at an average of 62, which was 5 days less than the year prior.
