August 2020 Gulf Coast Market Report

The positive housing market trends continue to strengthen following the COVID shutdown of March and April. Baldwin REALTORS® Multiple Listing Service (MLS) reports a year-over-year increase in the total number of properties sold in August 2020 for both Resort and Traditional Residential areas, as well as an increase in total sales volume. August’s total amount sold for the Resort area was $137,104,280, compared to $84,762,265 in August 2019. Additionally, August’s total amount sold for Traditional Residential properties increased to $178,576,248, compared to $120,414,394 in 2019.

For the first time since the pandemic, the Resort area of Baldwin County reported better numbers than the Traditional Residential properties of our county. Average sales price saw a 17.6% increase from August 2019, resulting in an average of $505,919. Listings spent less time on the on market at an average of 91 days, compared to 96 days in August 2019. The total number of closed sales also reported positively at 271, compared to 197 in August 2019 – a 37.6% increase.

Baldwin County’s Traditional Residential reporting was not far behind the Resort area this month. Average sales price saw an increase at $311,651 (16.7% more than August 2019’s $266,994). Properties spent a similar amount of days on the market at 73 days, compared to 74 in 2019. And closed sales also saw an increase of 27.1% from 2019; 573 sold last month, and 451 sold in 2019.
