The April market stats are in! Our market slowed a little due to the COVID-19 outbreak, but since Governor Ivey amended her Safer at Home order on May 11th, things have definitely picked up! Baldwin REALTORS® Multiple Listing Service (MLS) reports a 12.8% increase in average sales price for the Traditional Residential home market for the month of April when compared to April 2019, and the Resort/Island-based market only decreased by 0.9% as compared to April of last year. These numbers are in line with national reporting - so far, prices are holding steady. COVID-19 is impactacting the local real estate market, though - our new listings decreased by 26% when comparing April of 2020 with April of 2019, and total properties sold decreased by 21%.


Our Coastal/Resort market has been affected the most, with only 120 properties closing last month, compared to 218 in April of last year, a 45% decrease. There was also an increase in the average Days on Market, from 96 in April of 2019 to 101 in April of 2020.

The Traditional Residential market had better numbers, with the average sales price increasing from $246,938.00 in 2109 to $279,544.00 in April of 2020, and the Average Days on Market decreased 10.6%, from 85 in 2019 to 76 last month. While the total number of Properties Sold decreased, the overall amount of property sales for April 2020 still surpassed the previous year with $106,682,463 in total sales.
